Bush Country Camp — Quebec Fishing & Hunting Camp For Sale, Zec Kipawa
Bush Country Camp has been operating on Lake Sasseginaga since 1957. That's not just longevity — it's a client list that has been built and compounded over decades, with 86% of guests returning for three years or more. That kind of retention doesn't happen by accident. It's a function of the fishery, the setting, and an operation that has consistently delivered on its promise year after year.
The camp sits on a 13-acre island leased from the Quebec government with no deadline — an exceptionally secure tenure arrangement for this type of property. It operates within the Zec Kipawa, a controlled harvesting zone where ice fishing has been prohibited for over 32 years and slot sizes have been in place for nearly as long. No new property sales or construction are permitted in the zone — Bush Country Camp is grandfathered, making it one of a very limited number of operating camps that can never be replicated by a competitor building fresh.
The owners describe it plainly: fly-in quality fishing at a drive-in price. Guests drive to the landing — 4.5 hours north of Toronto to Temiskaming, then another 2.5 hours by gravel road — and are ferried 12.5 miles out to the island by boat. The result is true wilderness isolation without the floatplane cost and complexity. The current owners have held the camp for 12 years and are retiring. They are offering a clean transition on a profitable, fully operational business.
The Zec Kipawa is a controlled harvesting zone in Quebec — a regulatory framework designed to protect the fishery's long-term productivity. Ice fishing has been banned for over 32 years. Slot sizes for key species have been in place for nearly as long. The result is a fishery that has been actively managed and protected for decades, which is precisely why guests come back year after year and why the catch quality remains exceptional.
No new property sales and no new construction are permitted in the Zec Kipawa except for operations that were grandfathered in before the regulations took effect. Bush Country Camp, operating since 1957, is one of those grandfathered properties. A buyer acquiring this camp is acquiring something that literally cannot be duplicated — there is no path for a competitor to build a new operation on this lake or in this zone.
Lake Sasseginaga itself is 12.5 miles from the landing by boat, giving the island camp its genuine remote character. Guests arrive at the landing and are picked up by two large, well-maintained transport boats — the transfer is part of the experience, not a logistical inconvenience.
