Canada's Dedicated Hospitality Real Estate Appraiser
I am Bryce Witherspoon — an AACI-designated commercial real estate appraiser based in Penticton, British Columbia. Frontier Hospitality Advisor is Canada’s only platform built exclusively around the appraisal, buying, and selling of hospitality real estate. Fishing lodges, wilderness resorts, RV parks, hotels, and motels: this is my singular professional focus.

The Practice
Appraisal Intelligence Built Inside the Only Niche That Matters
Frontier Hospitality Advisor exists because fishing lodges, wilderness resorts, RV parks, hotels, and motels are genuinely difficult to appraise — and most commercial appraisers lack the data and direct experience to do it credibly. I built this platform to fill that gap, and every appraisal I complete deepens the private database of hospitality transaction data that makes the next one more accurate.
I hold the AACI designation (Accredited Appraiser Canadian Institute) — the highest credential awarded by the Appraisal Institute of Canada — along with the P.App designation. Every appraisal I produce is CUSPAP-compliant and accepted by Canadian chartered banks, credit unions, BDC, courts, and the Canada Revenue Agency. For complex or special-use properties, the AACI is not optional — it is the credential lenders and legal proceedings require.
My two core appraisal service lines are going-concern market value appraisals — valuing the lodge, resort, hotel, or motel as a complete operating business including land, buildings, chattels, licences, and goodwill — and insurance replacement cost appraisals, which establish the defensible insurable value of physical improvements at current material and labour costs. Most hospitality property owners need both. Most do not have either done properly.
Beyond appraisals, Frontier Hospitality Advisor maintains Canada’s only active marketplace purpose-built for hospitality property listings, a vetted network of hospitality-specialized real estate agents, and a market intelligence newsletter reaching 3,200+ qualified buyers, sellers, and investors across North America. Every service on this platform is shaped by the same appraisal discipline — objective, data-driven, and specific to this market.

Geographic Coverage
Seven Regions. One Specialist.
My appraisal practice covers seven distinct regions across Canada — from coastal British Columbia to the northern territories. Geographic specialization is not a marketing claim. It is a commitment to maintaining the active comparable sales data, regional market knowledge, and on-the-ground experience required to produce credible, defensible opinions of value in each area.
Each region presents different valuation considerations: Crown land tenure structures and Licence of Occupation frameworks in BC, remote fly-in access premiums in the territories, outfitter licensing and guiding territory values in Manitoba and Saskatchewan, and lake-country resort demand patterns in Northwestern Ontario. Understanding these distinctions is what separates a credible hospitality appraisal from a generic commercial report.
