2.2 What We Do NOT Do
IMPORTANT: We are NOT a real estate brokerage, agent, or service provider.
We DO NOT:

3. Eligibility and Account Requirements
3.1 Age Requirement
You must be at least 18 years old to use our Website. By using our services, you represent that you are 18 or older.
3.2 Accurate Information
You agree to provide accurate, current, and complete information when:

- Creating agent profiles
- Posting wanted ads
- Registering for an account (future)
- Contacting us or other users
3.3 Account Security (Future Feature)
When we launch user accounts, you will be responsible for:
- Maintaining the confidentiality of your password
- All activities under your account
- Notifying us immediately of unauthorized access
4. Property Listings
4.1 Listing Submission
When you submit a property for-sale listing, you agree that:
You Represent and Warrant:
- You are the property owner OR an authorized agent/representative
- You have the legal right to advertise the property
- All information provided is accurate to the best of your knowledge
- All photos and documents are yours or you have permission to use them
- The property is legally available for sale
- You will update information if circumstances change
Listing Fees:
- Standard listing fee: $349 CAD (one-time payment)
- Sponsored agent discount: $174.50 CAD (50% off)
- Payment required before listing goes live
- Fee is non-refundable once listing is published
- Listings remain active until sold or you request removal
4.2 Listing Content Requirements
Your listing must:
- Provide accurate property description
- Include honest representation of condition
- Disclose known material defects
- Not mislead potential buyers
- Comply with all applicable advertising laws
Your listing must NOT:
- Contain false or deceptive information
- Discriminate based on protected characteristics
- Violate fair housing laws
- Include spam or irrelevant content
- Infringe on intellectual property rights
4.3 Our Rights Regarding Listings
We reserve the right to:
- Review listings before publication
- Edit listings for clarity or format (with notice)
- Remove listings that violate these Terms
- Refuse listings at our sole discretion
- Contact you if information appears inaccurate
4.4 Listing Disclaimers
We do not verify:
- Property ownership
- Accuracy of descriptions or photos
- Property condition or value
- Legal status or zoning
- Financial information provided
- Seller identity or authorization
Buyers must conduct their own due diligence, inspections, and verification.
5. Agent Directory & Sponsorship Program
5.1 Agent Profiles
Real estate agents and brokers may create profiles in our directory. By creating a profile, you represent that:
- You hold a valid real estate license (where required)
- Your license is in good standing
- All credentials and information are accurate
- You comply with all real estate regulations
- You maintain proper insurance and bonding
5.2 Sponsorship Terms
For Sponsored Agents:
Service Provided:
- Regional sponsorship placement
- Profile on agent directory
- Visibility on property pages in your region
- 50% discount on property listing fees
- Contact form routing to your email
Fees and Payment:
- Monthly sponsorship fee (as quoted)
- Paid in advance via credit card or e-transfer
- Automatically renews monthly unless cancelled
- 30 days notice required for cancellation
- No refunds for partial months
What Sponsorship Is:
- Advertising placement on our platform
- Marketing visibility in your region
- Platform access during active sponsorship
What Sponsorship Is NOT:
- A guarantee of leads or inquiries
- A referral or commission arrangement
- A partnership or agency relationship
- An exclusive territory agreement (we may add additional tiers)
5.3 Agent Conduct Requirements
Agents must:
- Respond professionally to inquiries
- Comply with all real estate regulations
- Maintain valid licensing
- Act independently (not on our behalf)
- Disclose all material facts to clients
- Follow fair housing laws
Agents must NOT:
- Misrepresent their relationship with us
- Claim endorsement by Frontier Hospitality
- Violate any real estate laws or ethics codes
- Spam or harass users
- Share login credentials
5.4 Termination of Agent Profiles
We may suspend or terminate agent profiles for:
- License suspension or revocation
- Violations of these Terms
- Complaints from users
- Non-payment of fees
- Fraudulent activity
- Any reason at our discretion
6. User-Generated Content
6.1 Types of User Content
Users may submit various types of content including:
- Property listings and descriptions
- Photos and documents
- Wanted ads
- Forum posts and comments
- Reviews and ratings (future)
- Messages (future)
6.2 Content Standards
All user content must:
- Be accurate and truthful
- Comply with applicable laws
- Respect intellectual property rights
- Avoid hate speech, harassment, or threats
- Not contain spam or malware
- Not be false, misleading, or deceptive
6.3 License to Use Content
By submitting content to our Website, you grant us:
A non-exclusive, royalty-free, worldwide license to:

7. Wanted Ads & Buyer Inquiries
7.1 Posting Wanted Ads
Users may post wanted ads describing properties they wish to purchase. Wanted ads:
- Are free to post
- Remain active until you request removal
- Are visible to property owners and agents
- May result in direct contact from sellers
7.2 Responding to Inquiries
When responding to listings or wanted ads:
- Provide accurate contact information
- Respond professionally
- Do not spam or harass
- Understand that contact information will be shared with the other party
8. Discussion Forums
8.1 Forum Rules
Our forums are for industry discussion and questions. Forum posts must:
- Stay on-topic
- Be respectful and professional
- Not contain commercial spam
- Not violate any laws
- Not attack other users
8.2 Moderation
We reserve the right to:
- Moderate forum discussions
- Edit or delete posts
- Ban users who violate rules
- Close threads at our discretion
9. Fees and Payment
9.1 Property Listing Fees
- Standard Fee: $349 CAD per listing
- Sponsored Agent Fee: $174.50 CAD per listing (50% discount)
- Payment Methods: Credit card, PayPal, e-transfer
- When Due: Before listing publication
- Refund Policy: Non-refundable once published
9.2 Agent Sponsorship Fees
- Monthly Fee: As quoted at time of sign-up
- Billing: Automatic monthly renewal
- Payment Methods: Credit card (preferred)
- Cancellation: 30 days written notice required
- Refund Policy: No refunds for partial months or cancellation
9.3 Future Features
Additional fees may apply for future features including:
- Premium user accounts
- Enhanced listings
- Featured placement
- Additional services
You will be notified of any new fees before they apply.
9.4 Price Changes
We reserve the right to change fees with 30 days notice. Changes apply to new purchases/renewals only. Active subscriptions continue at original price until renewal.
9.5 Taxes
All fees are in Canadian dollars and exclude applicable taxes (GST, PST, HST). Taxes will be added as required by law.
10. Disclaimers and Limitations of Liability
10.1 No Real Estate Services
FRONTIER HOSPITALITY ADVISOR IS NOT A LICENSED REAL ESTATE BROKER OR AGENT. We do not:
- Provide real estate advice
- Verify property information
- Facilitate transactions
- Represent any party
- Guarantee any results
10.2 Accuracy of Information
WE DO NOT VERIFY OR GUARANTEE:
- Property descriptions, prices, or availability
- Agent credentials or licensing status
- User identity or authorization
- Legal compliance of listings
- Condition or value of properties
Property information is provided by users and may be inaccurate, outdated, or incomplete.
10.3 Third-Party Relationships
All relationships between users (buyers, sellers, agents) are independent. We:
- Do not control their actions
- Are not responsible for their conduct
- Do not guarantee their performance
- Do not mediate disputes between users
10.4 “As Is” Service
THE WEBSITE AND SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING:

10.5 Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW:

- Indirect, incidental, consequential, or punitive damages
- Loss of profits, revenue, data, or opportunities
- Business interruption
- Property damage
- Any damages arising from use of our Website
- Actions or inactions of other users
- Inaccurate information on the Website
- Technical failures or security breaches
OUR TOTAL LIABILITY SHALL NOT EXCEED:
- The amount you paid us in the 12 months prior to the claim, OR
- $100 CAD, whichever is greater

Before filing a claim, you agree to contact us at bryce@frontierhospitality.ca to attempt to resolve the dispute informally. We’ll work in good faith to resolve issues.
17.4 Arbitration (Optional)
For disputes over $5,000 CAD, either party may elect binding arbitration under the rules of the British Columbia International Commercial Arbitration Centre.

- Language: English
- Costs: Split equally or as determined by arbitrator
- Decision is final and binding
17.5 No Class Actions
You agree to resolve disputes individually. You waive the right to participate in class actions, class arbitrations, or representative proceedings.

Provisions that by their nature should survive termination shall survive, including: ownership, warranty disclaimers, indemnification, limitations of liability, and dispute resolution.

When we launch additional features, the following terms will apply:
20.1 Unlisted Property Directory
When we launch our “Unlisted” section featuring properties not currently for sale:
- Property profiles are informational only
- Properties are NOT for sale unless separately listed
- We do not verify ownership or information
- Property owners may claim and edit profiles
- Buyers may express interest via waitlist
- No transactions occur through our platform
20.2 User Accounts
When user account features launch:
- You are responsible for account security
- You must use your real identity
- One account per person
- No account sharing
- Inactive accounts may be deleted
20.3 Messaging System
When internal messaging launches:
- Messages are for property-related communication
- We may monitor for safety and compliance
- No spam or harassment
- No guarantees of message delivery
- We may store messages as required by law
20.4 Waitlist Feature
When property waitlists launch:
- Joining a waitlist does not obligate anyone to transact
- Property owners decide whether to respond
- We simply facilitate introductions
- No guaranteed response times
- We do not mediate negotiations
