    Overview

The opportunity is to purchase a “turn-key” drive-in Fishing Lodge property located on Little Vermilion Lake in Northwestern Ontario.

The lodge has a very strong operational history as a fishing lodge but its location, land and buildings offer many other potential business models. The lodge’s close proximity to the town of Sioux Lookout makes it a great place to stay for travelers of all types not just anglers.

An entrepreneurial purchaser may want to pursue the opportunity to add a motel/bistro business. This would offer great year round revenue and diversify your guests to also accommodate business travelers, health professionals and others who want high quality northwoods accommodations on the lake front only 20 minutes from town. Being located on the snowmobile route will help provide steady traffic to the bistro where riders can take a break and watch a game. The property could also serve well as an education institution or treatment center. The possibilities are endless!

    Location

Little Vermilion Lake is the largest in an eleven-lake system. Approximately sixteen miles long, Little Vermilion is a long narrow body of water with a lower and upper section. These spring-fed waters are deep and cold with numerous bays, reefs, and deep weed beds that have created excellent fish-holding structures. From Little Vermilion Lake there are eight other lakes accessible. Four are accessible by land portages which range from easy to slightly difficult. The other four lakes are reached by creek under most water conditions.

Little Vermilion Lake System has excellent fishing for Northern Pike, Smallmouth Bass, Muskie, and Tiger Musky. Fireside Lodge guests have the opportunity to fish for Northern Pike on eight different lakes, Smallmouth Bass fishing on five lakes, Muskie and Tiger Musky fishing on five lakes. Little Vermilion Lake System provides excellent fish habitat having many rock shoals, points, creeks, bays, and also harbors a wide variety of baitfish.

For US guests, there are multiple border crossings 4 hours south in Baudette and International Falls, MN. There are multiple international airports located 5 hours west in Winnipeg and 4 hours east in Thunder Bay, both with daily connecting flights into Sioux Lookout.
