South Knife Lake Lodge — Fly-In Fishing Camp For Sale, Manitoba
The sellers are direct about what South Knife Lake Lodge is — and what it isn't. It is not a commercial outfitter operation. It is too small and too remote for that model. What it is, by the sellers' own account and 25 years of experience, is something considerably rarer: a private fishing camp on a 10-mile lake in remote northern Manitoba that produces Master Angler lake trout and northern pike under minimal fishing pressure, with exceptional brook trout and grayling on the South Knife River, on a property with no other structures in the immediate area and no road access to speak of. The sellers have been at nearly every high-end lodge in Manitoba and Saskatchewan. Their conclusion: South Knife Lake has no equal.
The camp sleeps 7–8 across a machined cedar log main lodge — built with Churchill cedar brought in years ago — and two cabin structures, including a recently built secondary cabin the sellers describe as exceptional quality. Everything is wood-heated. The generator provides quality electrical throughout, with a propane water heater that delivers hot showers on demand. The kitchen is functional and serious: electric fridge, quality stove and oven, and an indoor grill. The sellers have put 25 years of quiet capital into a camp that runs comfortably and stays that way.
The asking price is $650,000 USD. This is one of the few listings on this platform priced in US dollars — the co-owner is US-based and the buyer pool for a camp of this character extends well into the American market. Canadian buyers should factor the exchange rate into any offer analysis.
South Knife Lake is 10 miles long, entirely fishable, with depths ranging from 4 to 100 feet. There are no submerged rocks or navigational hazards — a clean, safe lake for both fishing and floatplane operations. Four islands punctuate the lake, including one large island near the centre. The fishery holds substantial numbers of lake trout and good populations of northern pike. The defining characteristic — the one the sellers emphasize above all others — is the fishing pressure history. Twenty-five years of careful, low-pressure use means the lake holds excellent numbers of Master Angler calibre fish. Trolling medium-weight spoons in spring and fall produces non-stop action.
The South Knife River flows out of the lake and delivers a separate, equally compelling fishery. The river is documented to hold exceptional brook trout and vast quantities of grayling — approximately 50% of which grade as Master Angler fish. The sellers note they can substantiate the brook trout claim with their own video documentation. For a small group of serious anglers, the combination of two distinct fisheries — lake and river — on the same property is unusual at any price point.
There are no walleye in the lake. That is the only fishing limitation the sellers flag. Moose and bear tag availability comes with the property, although the current owners are not hunters — those tags represent an untapped opportunity for a buyer who wants to add a hunting component to the operation.
The main lodge structure and one of the two cabin buildings are constructed from machined cedar logs brought in from Churchill — material that produces a genuinely beautiful interior and a level of finish uncommon in remote northern camp construction. A smaller secondary cabin has been recently built to what the sellers describe as exceptional quality. Together the three structures sleep 7–8 individuals comfortably, with beds the sellers note are good — a detail that matters after a long day on the water in a camp where there is no other option.
Everything is wood-heated, consistent with a remote northern Manitoba camp operating at latitude 58°N. The generator provides quality electrical with what the sellers describe as high-quality electrical workmanship throughout. A propane water heater delivers hot showers on demand. The kitchen has an electric refrigerator, quality stove and oven, and a very handy indoor grill. Partial solar has been installed with ongoing development. There are no outstanding debts against the property.
South Knife Lake sits in remote northern Manitoba, near the Hudson Bay Lowlands, at approximately 58°N latitude. There is no road access. Floatplane service into the camp runs from Thompson, Manitoba — a regional hub with full services, scheduled air connections, and an established bush flying community. Wings over Kississing operates regularly out of Thompson and services lodges across the region. The sellers have maintained a good working relationship with Wings over Kississing and other Thompson-area merchants over 25 years of operation.
The only other structure on the lake is a trapper's cabin at the far north end, occupied by a Churchill-based trapper who has proven helpful in monitoring the property through the off-season. The sellers report that the operation has remained secure for the full 25-year history with occasional bear encounters managed without incident. No Indigenous communities are located near the lake.
