Evandale Resort Inn & Marina For Sale — Saint John River, New Brunswick
The Evandale Resort Inn & Marina sits directly on the Saint John River — one of New Brunswick's most storied waterways — on 16.64 acres at 3500 Route 124, Evandale. The original structure dates to 1889, and approximately $3.3 million in renovations have been invested to bring it to its current state: a fully operational resort inn, full-service marina, licensed dining room, pub restaurant, heated pool, and a revenue stream that runs across multiple segments simultaneously.
The inn offers eight custom upgraded suites for overnight guests plus a stunning two-bedroom, two-bathroom owner's suite that can double as an additional rental unit. The food and beverage operation includes a formal dining room seating 75 with a full state-of-the-art kitchen, and a pub-style bar and restaurant offering panoramic views of the Saint John River, a wraparound patio, and a BBQ centre. The marina adds 550 feet of double docking and a full gas bar — with a new government-approved gasoline system and septic already in place.
Beyond the core resort and marina revenue, the property has a proposed 40-site trailer campground with expansion potential, a full-service convenience store, coin-operated laundry, and a 17 km trail system connecting directly to the Trans-Canada Trail for year-round ATV and snowmobile traffic. Few hospitality properties at this price point come with this many operational revenue levers already built in.
The marina is a genuine revenue centre, not an amenity add-on. With 550 feet of double docking on the Saint John River and a full gas bar, it serves both resort guests and the boating traffic that uses the river. The gasoline system is new and government-approved, and a new septic system is also in place — two capital items that a buyer does not need to address.
