    The Opportunity

Aurum Lodge is a unique, award winning eco-tourism lodge that provides the perfect setting for an extended, yet comfortable, wilderness retreat. Ideal for individual travelers, couples and small special interest groups.

Aurum Lodge was the recipient of the first ever Alberta Tourism Award for Sustainable Tourism. Overlooking the turquoise waters of Abraham Lake, surrounded by mountains and forests, the lodge could suit a variety of potential business models.

With no tourism infrastructure / development currently foreseen or allowed between Lake Louise, Jasper and Nordegg, other than in the existing development nodes along Hwy 11, any buyer taking over Aurum Lodge will secure what is arguably one of the best locations for low-impact, sustainable tourism  development in the region.

In its existing form, the business is suitable for a family wishing to manage / operate a small, year-round, sustainable tourist accommodation with easy road access. Alternatively, the size and topography of the lease can accommodate extra rental units if a buyer wishes to expand on current offering.

The current lease runs to January 2047. It does not allow for residential / secondary residence as the area is zoned tourism / commercial recreation.

    Land & Location

The lodge is situated upon a 29.5 acre parcel of land leased from the province of Alberta. The area is extremely scenic and has views over Lake Abraham to the mountain ranges to the north and southeast and sits at the foot of Mt. Stelfox, which rises dramatically to the west.

The lodge is located in the Bighorn Wildland. The Bighorn Wildland is a largely intact and relatively pristine 4000km2 area of rolling slopes, mountain peaks, and meadows. Included among the primary attractions to the area is that it is clean, quiet, undeveloped, and wild. This magnificent wilderness provides a place where it is possible to escape from hectic city life.

    Reason For Selling/Transition

Current owners are preparing for retirement. The owners will facilitate a smooth transition and provide training and assistance as required by the new owners.

The sale is for the company (shares) rather than assets only (buildings / contents), so no transfer of / amendment to the current lease is required (unless purpose and / or size of the development were to change). Vendor financing is not available.
