This is an outfitter’s lodge — a sportsman’s paradise. It is called Blue Walleye Outpost (more pictures can be seen at bluewalleyoutpost.com). It consists of five cottages, roughly 10 boats, 8 motors, an ATV, and various generators, pumps, saws, etc. There are two parcels of land — a parking lot/landing area (about 8 acres), and the cottage site (about 13 acres). Surrounding the camp are millions of acres of open-access Crown Land. There are untold kilometers of old logging roads for ATV and snowmobile use, and of course these roads take you to dozens and dozens of other remote lakes, rivers and streams. The walleye and pike fishing is world class (both numbers and size!), and the bear, moose and bird hunting is incredible.
Chattels Included in the Sale
This is a functioning outfitters lodge. It consists of five cottages, roughly 10 boats, 8 motors, an ATV, and various generators, pumps, a trailer, saws, etc. Each of the cabins has propane-powered refrigerators and stoves, and there is a separate shower house and fish cleaning station. The water system is gravity fed, with a 100 gallon tower filled each morning. The cabins are wired to a generator, but there is also some solar lighting. We also have a satellite system, which gives the owners and clients Internet and phone service.
Land & Location
It is 100km in the Canadian bush, but the roads to the camp are well-maintained. It takes about 1.75 hours from Senneterre — the closest town — to arrive at the landing. From there it is a short (2km) ride across the lake to the cottages. We are the only camp on Lac Achepabanca – a massive lake that connects to other massive lakes. The lake is perfectly suited for float plane service.
