Recent History and Location

There has been a resort on this property since the 1950’s, when it was a very rustic fishing camp, with no running water or electricity. At that time, the 300 km road from Williams Lake was unpaved and took a few days to get to the resort. It now takes 3 ½ hrs. The road is plowed and year-round access is maintained.  In 1969 the resort was purchased by a new owner, who eventually added power and water, and upgraded the cabins and added a hand-built log home. They owned the resort from 1969 until 2009, when the current owners purchased it.

The lake has always been renowned for great wild rainbow trout fishing and pristine conditions. It has often been in Fly Fishing magazines and programs. Nimpo Lake Resort sits at the end of the North Arm of the lake, which is a quiet, peaceful bay.  The lake is 7 km long and 80-90 feet deep at the deepest point.  There are many species of water-fowl in summer including Loons, ducks, geese and swans.

The Famous Dean River feeds from Nimpo Lake, and is great for fly fishing. There are several smaller lakes that can be accessed, while using Nimpo Lake Resort as a base camp.

Bella Coola, in the Great Bear Rain Forest, is just 2 hours drive to the west. There is world class salmon fishing in the rivers there, plus great bear watching opportunities. Many resort guests go down for day trips or do the “Circle Tour” on BC Ferries:  from Port Hardy on Vancouver Island, to Bella Coola, and up through the Chilcotin, staying with us on their way.

Land Details

The resort property is 6.5 acres of deeded land, including 500 feet of lake frontage. The resort is accessed from Highway 20 (300 km west of Williams Lake BC), and is 4 km from the highway, at the end of Nimpo Creek Road. It is a town road, maintained by the road maintenance crews. The resort is half-way between the villages of Nimpo Lake and Anahim Lake.

The Business

Nimpo Lake Resort is a thriving business. Many of our guests have been coming every year for many years and have become friends. We often have to turn guests away, because we are fully booked. Pre-Covid, we had many international guests every summer, from all parts of the world. Even with Covid Restrictions, keeping to guests from BC Only, we stayed very busy the summer of 2020, which safety measures in place.

Building Details

Pioneer Log Homes from Williams Lake (TV program The Timber Kings) built several buildings on the resort property

House Number 1:

The current owner’s residence is a 1971 log house of about 1800 square feet. The current owners have completely renovated the main floor of the house. These extensive renovations included the following:

  • Re-doing all ceilings (they were plywood) with tongue & groove pine and drywall.
  • Insulating all the interior walls and re-doing them with drywall.
  • Re-doing all the old linoleum flooring with wide plank vinyl flooring.
  • All rooms are trimmed out in knotty pine, with all new knotty pine doors to each room.
  • The bathroom was gutted and refitted with all new fixtures.
  • The old cinder block chimney, which disintegrated, was removed, and a new high efficiency wood stove, with all new piping and chimney, was installed in the living area.
  • The main floor features floor to ceiling picture windows that look out at spectacular lake and mountain views, all year round. There are 2 bedrooms and 1 bathroom on the main floor, and 2 more bedrooms in the basement. The living area is a large open concept room with a separate dining area.
  • In 2019 one side of the roof was resigned to meet the original roof better. New trusses were made and a new metal roof was added along with all new soffits and fascia.  At the same time, the entire attic was re-insulated.
  • A mud-room entry was made from an existing porch, so the entry is now closed in which is better in the winter months. The camp shower is on the other side of this mud-room/porch with a separate exterior entrance.
  • In fall and winter 2020, the kitchen was completely gutted, and all new plumbing and wiring installed, new insulated walls, backsplash tiling, modern cabinetry, and beautiful countertops, with an added island for extra work surface and storage space.
  • Several windows have been replaced in the house, with newer, efficient windows.
  • The front entry hall, which is the Guest Check-In area, was also fully renovated in January, 2021.
  • There are 2 satellite TV hookups in the house, one on each floor, plus satellite internet.
  • The full height basement has two finished bedrooms (April 2021), which are insulated and have all new drywall and flooring and egress windows. The 3rd finished room is a store-room for resort supplies. There is an unfinished are for firewood storage and miscellaneous storage.
  • The basement had been heated with wood but, now has a new Lennox propane furnace. The resort laundry is also done in the basement in the laundry area, which currently has high efficiency LG machines, plus an extra refrigerator and upright a full freezer.

House Number 2:

The formers owner had a beautiful Pioneer Log Home built as their retirement home.  They have a (free) lease agreement to stay there, until they are no longer able to live independently. The primary owner, Mary, passed away in May, 2020, and her partner is still living in the house. When he is gone, the house, which belongs to the resort, will go back to the exclusive use of the owners.  

The house sits on its own separate 1 acres plot, apart from the rest of the resort. That area also encompasses a small grazing area for domestic animals and 2 small animal barns or chicken shed.

The home has a chalet style living room, open concept with kitchen and dining area, facing out on to the lake, and a very private yard. There is one bedroom and bathroom on the main floor and another bedroom and bathroom on the second level.  There is a large, attached double carport and a large garage/workshop with cement floor and wood heat.  This house could eventually be the owner’s residence, or be rented out as a chalet.


Each of the first 4 cabins has satellite tv and a dvd player; a barbecue, picnic table, and outdoor fire pit and indoor wood stoves for heat.  All cabins have lake and mountain views. The cabins are fully furnished and kitchens are fully equipped.

1) Pioneer cabin: (also built by Pioneer Log Homes).  This cabin sits right on the lakefront and has a lovely, covered deck with a barbecue and fabulous lake and mountain views. The interior is open concept, with a queen-sized bed, a small kitchen/dining area and a seating area. The upper loft sleeping area has two beds. There is a bathroom with shower on the main level. The owners added many amenities to the cabins, including hair dryers, microwave ovens and new beds and bedding.  

2) Birdwatchers Cabin: This is an older, hand-built cabin but with a brand new inside. The interior was completely gutted by the current owners a few years ago. The cabin was raised, put on new footings, with new floor- boards and flooring (insulated) installed.   The interior was rebuilt with new walls, new wiring, plumbing, kitchen cabinetry and counters and a new bathroom with all new fixtures.  It is a one level, open concept cabin, with 3 single beds (one is a bunk) and a double sofa bed. 

3) The Loon Cabin: This is the largest cabin on the property. It is also a Pioneer Log Home structure with a large, covered deck. The ample yard is great for families. It is situated right next to the children’s play area.  The main floor has a large living/dining area and a full kitchen. The main floor has a separate sleeping area with a queen-sized bed, and a main floor bathroom with shower. The large loft sleeps 4. The bathroom was re done a few years ago, with new fixtures. Several new kitchen amenities and cabin furniture were added along with a safety wall on the loft.

4) The Hilltop cabin: This is a chalet style wood frame cabin that sits high above the rest of the resort and has stunning mountain and lake views from the large deck (replaced in 2020). It is very private but still only a few minutes walk to the lake. The interior has had new flooring and a kitchen reno done, plus all new furnishings. It has a separate sleeping area with a queen bed plus a queen-sized sofa bed in the living room.  New access stairs and a driveway with parking area were added by the current owners.

5) The Camper’s Cabin:  This is a very rustic, hand-built cabin. It is the ONLY cabin that has not yet been renovated in any way by the current owners. It only has Cold running water (no hot) in the kitchenette, and No interior bathroom, only the use of the outhouse and camp shower. The owners have sometimes used it to house part-time staff.

Camping/RV space:  There used to be 5 RV spaces, however the owners have needed the use of some of that land, so now there are only 2-3 spaces. They come with power and water and small sani-dumps. RVs are not the major source of income and it may be more financially advantageous to put in one or two more cabins in that area in the future.

Other Buildings:

The Gazebo: Built in 2012, the gazebo is a lovely gathering space with a central wood fireplace. It has concrete flooring and support walls, and all screened-in windows for a bug-free environment,  (with plywood covers for winter). If there is a campfire ban, it is still permitted to have a one in the gazebo. The space has a small library of books, board games, and music to play, and cozy furniture.

The Workshop, Storage Sheds, GreenhouseThere is a large garage/workshop that is separated into two rooms, both with wood heat. Beside it is another amble storage building and a large, covered woodshed area. Next to the owner’s residence is a newly built woodshed, easily accessible for the wood stove in the house, a small green house, and a garden shed for the riding mower and other garden tools.

Owner’s Patio: In front of the owner’s residence is a concrete patio, and a small lawn, facing the lake. This is for the owners use, not for guests, as the guests have their own porches, a guest patio, and the gazebo. The area in front of the residence used to be a plain hill that grass died on due to water run-off. The owners had it dug out and tiered into two levels. The lower level was dug out into a “bowl”, banked by the rock dug from the excavation.

Guest Patio: A concrete block patio was built on that lower tier, with a pergola for shade, a gas place, and comfortable furnishings. This patio sits close to the water with lovely views.

Fish House: Beside the dock is a “fish cleaning hut” where guests can clean their fish in the sink, and store them in the refrigerator. The hut also contains a variety of life jackets, in all sizes, fish nets, and other boating equipment such as oars and paddles.

The Dock and Boat Launch:  The T-shaped dock provides space for the Resort’s rental boats and for guests who bring their own.  In the first few years here, the owners lengthened the concrete boat launch and widened the access road to make launching easier.

Playground: The children’s play area has a large rope swing plus a commercial swing set, and a trampoline, along with picnic tables and area to play.

The Water System

The former owners had a water system that used an old culvert-style, dug well, and the pipes to each cabin were not completely buried, and in some cases sat above ground. This did not meet current health department standards. 

In 2014 the current owners installed a completely new system.  The former owners had put in a drilled well at the “new house”, and it produced enough water for the entire resort, so it was used for this. Excavation was extensive, digging trenches, below the frost line, to every building (5 cabins, 2 houses) and to 4 exterior locations for camping.  A pump house was built to house the water treatment system, which was designed and approved by the health department, and installed by a professional water treatment company. There is a manifold in the pump house which permits separate shut offs to each building. The building has a cement floor and an electric heater to keep it from freezing. There is a generator in the pump house that can be hooked into the pump house power to provide water in case of a power outage.  The extensive digging also resulted in the need for extensive landscaping to be done, putting down gravel on the driveways that were dug up, and using the rocks to build walls and shore up hillsides.

  • All equipment in the Fish house, including pump for water, refrigerator, and boat supplies. Assorted paddles, oars, and a large number of life jackets in all sizes.

  • OPTIONAL: There are many shop tools and electric tools available to purchase, plus a 2017 Smokercraft speed boat with 60 hp Yamaha 4 stroke motor.  Much of the residence furnishings may be purchased, so that a new owner could move in without having to replace it.

Reason for Selling

We have enjoyed the past 12 years as owner/operators of the resort, however, we are ready to retire. This was already a post-retirement endeavour, so now it is time for another chapter in our lives.

The Resort has been a viable business, running continually since the 1950s. It has a solid reputation and many returning guests. We have built up the business to a higher standard and have put in a lot of energy and work into promoting it. The online presence shows the good guest reviews.  The Resort is a member of several tourism associations and online travel sites –  Williams Lake Tourism; South Chilcotin Tourism; West Chilcotin Tourism; Quesnel Tourism; Bella Coola Tourism; Cariboo Chilcotin Coast Tourism.  This has given the business a strong presence in the outlying regions. Our Pages on and have given it a global presence.

The resort has its own Website, which can be transferred to the new owners, to save them from having to create a new one. The web name is a secured and protected name. There is also a resort Facebook page with many “friends” who follow it.

Generally, the regular guests book for the following year when they check out. Many have come back with friends and relatives who then, in turn, become regular guests.

We choose to operate from the May Long Weekend through until the first weekend in October. This is a personal choice giving us the winter off to travel or just relax.  A new owner could decide to extend the season, by installing propane heaters in the cabins. They are currently heated with wood and in winter, and it is not feasible to keep the wood heat going constantly if the cabins are not occupied.

There is lots of room for additional development to increase revenues. The existing Campers Cabin could be renovated and bring in more revenue. Also, two more cabins could be added in the current RV area. Cabins bring in a lot more money than campers. If those cabins were built to be winterized, they could be rented year-round, as long-term rentals, or rented to snow mobile enthusiasts in winter. Eventually the former owner’s house will be another good revenue source, once it is available.

A new owner could also opt to add things like ATV tours, hiking tours, or guided fishing for additional revenue, or have more in-house items to sell such as fishing supplies, t-shirts, etc.

Once the “new house” is available, the existing residence could be utilized in other ways if the owners chose to move to the new house. The older house could become a lodge and meals could be served for additional revenue.


We are not concerned if a buyer wishes to use the resort for other purposes, such as a family compound. If it is to continue running as a resort, we are available to assist in the transition of the business and providing guest information and training on operations.
